How does it work
Step 01
Search any address or property and draw the area you want to study. Hektar loads the surrounding buildings, terrain and street network in 3D automatically, so every scenario is tested against its real neighbours, slopes and streets from the very first sketch.
Step 02
Bring in local datasets such as property boundaries, flood and noise risk layers, and zoning. Combine them with your own material — planning PDFs, reference images and hand sketches — so the site's constraints and ambitions are in one place before you start designing.
Step 03
Let AI and algorithms fill the site within your constraints — density, heights, unit mix and typologies — or draw buildings yourself for full control. Every option comes with gross floor area, units, parking and coverage ratio, so you can compare scenarios side by side and keep what works.
Be it lamellas, row houses, quarters or villas, all building typologies come with a distinct ruleset. Interdependent on other aspects of the urban fabric, such as the street network that supports them, the ruleset has been decoded and incorporated in Hektar to aid your design process.
