# Hektar

> Hektar is feasibility software for early-stage urban development. It generates

## What Hektar does

- Define a context area on a map from any address. Existing buildings and terrain
  load automatically as 3D context, so scenarios are evaluated against real
  surroundings rather than a blank site.
- Overlay data layers such as property boundaries, flood risk and noise to see
  site constraints before designing.
- Sketch buildings directly on the map, or let the algorithm fill the site within
  set constraints. Sketched and generated scenarios can be combined.
- Every scenario carries the same set of metrics: gross floor area (BTA),
  residential units, site coverage ratio and parking. Scenarios can be filtered
  against target numbers.
- Sun hours and daylight are computed on every scenario from the first sketch.
- Share a project as an interactive 3D view in the browser, invite viewers, and
  compare scenarios side by side.
- Export scenarios as .3dm, .obj or .csv for Rhino, BIM tools or calculations.

## Terminology

Hektar works with Nordic planning concepts, including byggrätt (development
right), e-tal / FAR (floor area ratio), BTA (gross floor area), BOA (residential
floor area), BYA (built-over area) and detaljplan (detailed development plan).
